Purpose and Request:

recommended action

The applicant and property owner, Denver Broncos Team, LLC, is requesting to vacate three drainage, utility and access easements located within Lot 1 of Dove Valley Business Park Subdivision, Filing 27, more commonly referred to as 13655 E. Broncos Parkway.  These easements were dedicated during original construction of the Denver Broncos Training Facility, however, the property is undergoing significant site reconfiguration and as such, needs to vacate these easements to accommodate new development.  The easements are being re-dedicated in other locations through separate instrument.

Background and Discussion:
In 2014, an administrative site plan was approved for an indoor practice facility for the Denver Broncos Football Club and certain drainage, utility and access easements were dedicated with that project. Since there was no associated plat with this project, the easements were dedicated by separate instrument.  In January 2024, the property owner submitted a new administrative site plan for redevelopment of the property.  The project will reconfigure where structures will be located on the property, and the associated easements need to be moved around. The applicant seeks to vacate these three easements as they will be re-dedicated in other locations by separate instrument to be recorded against the property.

Alternatives: The Board of County Commissioners has alternatives that include the following:
1. Approve the proposed easement vacations.
2. Continue to a date certain for more information.
3. Deny the proposed easement vacations.

Fiscal Impact: This request should have no fiscal impact on the County aside from enabling development.

Alignment with Strategic Plan:

                     ☐Be fiscally sustainable

                     ☒Provide essential and mandated service

                     ☐Be community focused

Concurrence: The Arapahoe County Public Works and Development staff recommends approval of Case No. VAC24-001 Denver Broncos Easement Vacations.
