Purpose and Request:

The applicant and owner, PCY Holdings, LLC, is requesting approval of the Sky Ranch Filing No. 7 Final Plat.

Background and Discussion:
The applicant proposes the next phase of development for the Sky Ranch subdivision directly east of Sky Ranch Filing 6, and south of Filing 5. This filing is approximately 37 acres, and located south of 6th Avenue and west of Hayesmount Road. The applicant is proposing 218 lots in this subdivision. The associated site plan, ASP24-003, includes single family detached (front and alley loaded), duplex, townhome units, a 1.4-acre pocket park and 15 tracts for open space, drainage, fire lanes and utilities. Further information on the proposed development and staff’s recommendation is contained the staff reports.
Fiscal Impact: This request might have some positive fiscal impact on the County based on increased property tax assessed valuation.
Alternatives: The Board of County Commissioners has four alternatives:
1. Approve the application with Conditions of Approval (as recommended by staff).
2. Approve the application with revised Conditions of Approval|.
3. Continue to a date certain for more information.
4. Deny the application

Staff Recommendation: Considering the findings and other information provided herein, staff recommends approval of case PF24-002, Sky Ranch Subdivision Filing No. 7, Final Plat, subject to the following conditions of approval:
1. Prior to signature of the final copy of these plans, the applicant must address Public Works and Development Staff comments and concerns.
2. The proposed PF24-002, Sky Ranch Subdivision Filing No. 7, Final Plat, complies with the General Submittal Requirements contained in Section 2-16 enumerated in the Arapahoe County Development Application Manual.
3. The proposed PF24-002, Sky Ranch Subdivision Filing No. 7, Final Plat, meets the Arapahoe County Land Development Code and procedures, including those stated in Section 5-6.3.B.
Concurrence: The Public Works and Development Planning and Engineering Services Division have reviewed this application, and the Arapahoe County Public Works Department is recommending approval of this case. The Planning Commission does not review Final Plats.
