Purpose and Request:

The applicant and owner, PCY Holdings, LLC, is requesting approval of the Sky Ranch Filing No. 8 Final Plat.

Background and Discussion: The applicant proposes to replat a portion of Sky Ranch Filing No. 6, located southeast of the intersection of East 6th Avenue and Monaghan Road. The proposed filing is approximately 16 acres and includes 54 single family lots and one tract for open space, utilities and drainage. Twelve additional lots from the previously approved plat for Sky Ranch Filing No. 6 are also incorporated into this plat. See the attached Staff Report for additional information and approval criteria.
Fiscal Impact: This request might have some positive fiscal impact on the County based on increased property tax assessed valuation.
Alternatives: The Board of County Commissioners has four alternatives:
1. Approve the application with Conditions of Approval (as recommended by staff).
2. Approve the application with revised Conditions of Approval|.
3. Continue to a date certain for more information.
4. Deny the application.
